Sub-division History 

     US Home built Fairfax and Birnam Wood I & II back in the early 70's. In 1976 they started a entire new subdivision called Birnam Wood III C.A.I. They incorporated in 1977 and started building on the West side of Birnam Wood Blvd. Section 3 was completed in the late 70's and section IV was annexed into BWIII. Section IV was completed around 1981 or so and section V was started.

US Home tried to annex section V but a number of homeowners wanted control of the Board and wanted US Home to pay the past due assessments. They had us with a management company and we were almost bankrupt. A group sued US home and won. US Home had to pay their past dues, sell the 5+ acres next to the parking lot behind the pool for a small sum. This area was originally to be more houses.

US Home lost control of the Board of Directors and owners were elected and Birnam Wood III annexed section V. Section V paid a higher rate and the money had to be applied to a capital improvement. That's were the clubhouse came from. Section V was about 3/4 built out in the 80's when the price of oil dropped and people lost their jobs. Foreclosures were every where. 149 lots were still not built on (that would be the area over by Cypresswood Dr.). US Home filed bankruptcy and the properties were not built on until the early 90's.

Fast forward to the very early 2000's and Birnam Wood annexed VOSO. We annexed VOSO for a walking trail, a pavillion, one lump payment of $80,000 to go for another pool (which was about $240,000.00). Also two payments of $30,000 as section 3 & 4 of Villages were built. This will be the last of the developments added to our HOA because of facilities restrictions, primarily sewer capacity.
